How do I access my account and property information?
We have an owner / resident portal that can be accessed at www.suncoastkey.info . Once you have registered, you can submit a work order, check the status of a payment and much more. We believe that you should be empowered and have 24/7 access to us and your information. Keep in mind, we are only a phone call away. If you have an emergency, or just want to actually talk to someone directly about a problem, simply give us a ring.
What are your management fees?
Suncoast Key Real Estate Services offers the most affordable and competitive property management fees in the Tampa Bay area. Keep in mind it is the TOTAL amount of the fees that matter (management, leasing & renewal). Look out for hidden fees. We make it simple. Our monthly management fees are (as a percentage of rent) 1-3 units: 9%, 4-6 units 8%, 7 or more units 7%. Our leasing fees is equal to 1 month’s rent for marketing your property, screening the applicants and placing your new tenant. We only charge $99 per lease renewal. We have no other hidden charges. What do you do for your fee?
We handle all the day to day operations of your property including but not limited to: handling tenant issues, phone calls, emails, rent collection & accounting, tenant / owner billing, owner customer service, maintain a 24/7 emergency call service, maintain tenant/owner trust accounts, receive and issue service repair orders, maintain and operate a full service maintenance department, home warranty coordination, delinquent account servicing, & eviction coordination, lease renewals, lease executions, move ins / move outs, and more.
How do you screen potential tenants?
We ask for personal information for all adults applying for our properties. Before a lease is signed, we run their information and check their criminal and credit background. We discuss this information with the individual property owner and gauge their comfort level with the applicants. If we get their approval, we contact the potential tenants and proceed with rest of the leasing process.
What do you do to advertise your properties?
We do more than just put properties on craigslist. We use the latest technologies to ensure that your properties get the most visibility possible. We place each vacancy on over 60 internet sites and have a strong track record of garnering property leads.
How long will it take to rent my property?
The Tampa Bay housing market is in a state of change. Property rents have been on the decline. The most important factor to lower your “days on market” is pricing. No matter how unique and wonderful your property is, for the potential tenant, it ultimately comes down to price; and the more competitive you can be the better chance you will have of leasing your home quickly. On average, it takes about 30‐45 days to lease a market-prce home, but if it’s priced right, we can lease it in a matter of days.
I like what I see, what is the first step?
After you review our site, download and review our property management agreement. Then contact us so we can discuss your needs and answer your questions fully. When you feel comfortable with us and our services, we will then set up an initial on-site appointment at the property.
What does the initial on-site appointment entail?
We will meet you or your representative at the property, familiarize ourselves with the property and answer any additional questions you might have in person. This process usually last about 45 minutes to an hour. Many times, the property owner signs our property management agreement and we take pictures and take keys. Other times, we set up an other appointment to come back to allow time for the property to become picture-ready.
What if I do not live near the property or don’t have time to meet you?
No problem. You can mail your keys in to our offices and we will look at the property on our own. (mailing address: 6601 Memorial Hwy. Tampa, Fl. 33615). We will call you after viewing the property and we can proceed from there.
What are my rights if my rental goes into foreclosure?
This is unfortunately a more and more common occurrence these days. There is good news for tenants. Even if your property owner forecloses on the property, for most tenants their lease stays in place. I want to buy a house. Can I break my lease?
In an word, no. You are responsible for the entire length of the lease that you signed. If you find the perfect home to buy at month three of your lease and decide to leave, you are still obligated to pay for the months that remain for the duration of the lease agreement. If you are planning to buy a home, great. Our advice is not to start the search until your lease is about to expire. Keep in mind that we are a full service real estate brokerage and we can help you find the home of your dreams. We have even successfully negotiated deals where tenants buy the home they rented from their landlord.
How do I report a problem?
Simply log into your account at www.suncoastkey.info and fill out a word order describing the problem to the best of your ability. If you do not have access to a computer, or would rather speak to a live person, give us a call at 813-374-2244. We will attend to the difficulty right away.
How do I pay rent?
Rent can be mailed or dropped off at our office which is located at 6601 Memorial Hwy. Suite 213, Tampa, Fl. 33615. We are also in the process of adding an online payment option. Look for that soon.
Why do I have to have a criminal and credit check done in order to rent one of your properties?
We are not looking for tenants who have an 800 fico score. We understand that everyone has some issues from time to time. Our screening process is for the protection of the owners we represent. Don't worry. Most of our applicants get approval within hours.
But I already did an application with your company, why am I asked to do another for the home owners / condo association.
May master-planned and condo community have their own application process that is in addition to ours. While e normally get you approved within hours, these association are usually not as swift. Your leasing agent will give you the information regarding the policies for the unit you want to rent. Please be sure to begin the process right away. Failure to do so promptly may delay your move in date...and we wouldn't want that to hapen to you.
